Start with the rooms people will use

Walk through the entry, living room, hallway, guest room and bathroom. Make a list of visible wear and everyday annoyances. Useful projects to discuss include:

• Small drywall patches and wall preparation.
• Scuffed walls or a room that needs repainting.
• Interior doors that stick or do not latch properly.
• Damaged baseboard, casing or other finish trim.
• A collection of small carpentry and repair tasks.

Tell us about water damage, recurring cracks or other underlying concerns. A cosmetic repair may need to wait until the cause has been assessed and corrected. Work outside the agreed scope is quoted separately.

Choose your must-do items first

Separate the list into items you need completed before guests arrive and improvements that can wait. Include the actual deadline when you contact us. That helps us discuss a manageable scope; sending a request does not reserve a date.

Send photos that show the whole task

For each item, send one photo of the surrounding area and one close view. Include approximate dimensions if you know them, and say whether furniture, pets or access will affect the work. You do not need to clear the room or climb a ladder just to take a photo.
