Rental Turnover Checklist for Clarksville, Jeffersonville & New Albany

By MCM Home Maintenance ·

A rental turn goes more smoothly when the work list, access and target date are clear before painting starts. This checklist is for owners and property managers in Clarksville, Jeffersonville, New Albany, Sellersburg and nearby Southern Indiana who need to organize painting and everyday repair work between occupancies.

Have a property ready for review? Send MCM Home Maintenance a few photos, the property city or ZIP, your repair list and the target ready date. Request a rental-turn estimate or call/text 502-489-1222.

1. Make one room-by-room work list

Walk through each room and write down painting, drywall patches, damaged trim, sticking doors and other repairs you want reviewed. Separate items needed for the next occupancy from improvements that can wait. Wide room photos show the overall condition; close photos help show the repair details.

Note whether you want full-wall repainting or touchups. Touchups may remain visible when the existing color, finish or paint age cannot be matched. A clear decision at the estimate stage helps avoid expecting a small patch to look like a complete repaint.

2. Confirm access and the order of work

Tell the contractor whether the property is vacant or occupied, who controls access, and whether parking, stairs or building rules affect the work. If other trades are scheduled, share those dates. Dusty repairs and wall preparation generally need to happen before final paint and finish cleanup.

Share access details privately with the people authorized to do the work. Keep keys, lockbox codes and tenant information out of public posts and shared photographs.

3. Define the painting scope

List the rooms and surfaces: walls, ceilings, doors, baseboards and other trim. Identify holes, peeling areas or stains for review before choosing the finish. Confirm who supplies the paint and whether special preparation is needed.

MCM’s current $259 plus paint bedroom wall-painting labor special applies to most qualifying standard-size bedrooms with paint priced separately. Drywall repairs, heavy preparation, ceilings, doors, trim and unusually large rooms are quoted separately. A whole-property turn needs its own written scope and estimate.

4. Share the real deadline

Give the move-out date, the target ready date and any listing or walkthrough deadline. Include time for the work and any drying or cure instructions for the materials being used. MCM confirms availability after reviewing the property location, condition and scope; submitting a request does not reserve a date.

5. Agree on the work before it starts

A written scope should make clear which repairs and surfaces are included, which materials each side supplies and how additional work will be reviewed. If unexpected damage is found, approve the revised scope before that extra work begins.

6. Keep a simple completion record

Review the agreed list at the end of the project. Photograph completed work where appropriate, note anything still awaiting another trade and keep the scope and estimate with your property records. MCM can also review requests for authorized property photo documentation and repair-completion checks.

Send the list once. Start with a clear estimate.
